Level 1 - Condition Survey
 

The Home Survey Level 1 is the most basic and cheapest RICS survey available.

A report that provides a brief overview of condition and potential serious issues. Typically suited for newer build property.

Level 2 - Homebuyer Survey (Survey only)

A report suited for most traditional types of property.

The report will provide professional advice which will allow you to:

  • Make an informed decision on whether to go ahead with buying the property.
  • Take into account any repairs or replacements the property needs and
  • what further advice you should take before committing to purchasing the property.

Level 3 - Building Survey
 

A detailed report for properties that are older, large, extended and or altered.

Following a thorough inspection of the property a detailed report will be provided based on the inspection. This report aims to provide professional advice in order to:

  • help you make a reasoned and informed decision when purchasing the property, or when planning for repairs, maintenance or upgrading the property.
  • provide detailed advice on condition.
  • describe the identifiable risk of potential or hidden defects.
  • propose the most probably cause (s) of the defects based on the inspection and
  • where practicable and agreed, provide an estimate of costs and likely timescale for identified repairs and necessary work.

Building regulations

Building Approval is usually required for new construction, alterations to existing building fabric and changes or additions to drainage, plumbing, heating and some electrical services. – In construction matters an application to the local authority will normally involve submission of scaled maps, site drawings, cross sections, material specifications etc. If you are unfamiliar with this and require assistance please get in touch for a discussion on how we may be able to assist.

Planning Applications

If you are proposing to alter, adapt or extend you property you may require Certificate of Lawful Development to comply with planning law. As part of our service, we can prepare and submit the Planning Application on your behalf.
